Here are the services Blackseal provides:

Asphalt Paving and Installation

Asphalt pavement installation is a new start to your pavement. It follows a 6-step process that includes demolition and removal of the existing surface, grading and sloping that helps water to drain away from the pavement, preparing the subbase to support new pavement, adding the binder layer to make it strong and durable, installing the new asphalt surface, and the final roll to smooth out the surface. This is a long-lasting solution for your commercial or residential property. The term black top is also used for asphalt pavement.

Asphalt Repair

Asphalt repair is the process of fixing damaged asphalt. The repair process begins by removing the existing failed asphalt using a saw cutting method or a milling machine. Next, the area is cleaned of debris, and the foundation is repaired if necessary. The foundation is then compacted, new hot-mix asphalt is added on top, and finally, the asphalt material is compacted for a smooth surface. Our company offers standard or full-depth asphalt repairs to any commercial or residential property.

Asphalt Overlay

An overlay, as its’ name implies, is a new pavement surface (usually 1.5″-2″ thick) that is placed over an existing pavement surface. This method provides a cost-effective way to renew and improve the quality of your pavement without entirely replacing it. We begin this process by cleaning the existing asphalt, applying tack-coat, and delivering the new asphalt on top.

Striping/Pavement Markings

Pavement markings are lines, patterns, or words that are applied to roads to provide information to road users. They can indicate what part of the road to use, which way traffic should flow, and where cars should or should not park. We use premium grade traffic paint on all our striping jobs. We offer a thermoplastic striping option as well. Thermoplastic striping is a type of road marking made from a compound of pigments, binders, glass beads, and filler. The glass beads make the stripes reflective, which makes them visible at night. The material is heated to around 400°F and then melted to form lines and symbols. Thermoplastic striping is applied to asphalt or concrete to mark roads and parking areas. We offer these services on any project: to include commercial parking lots, parking spaces, parking stall numbers, parking stall words such as “Reserved”, handicap space stenciling, etc.

Sealcoating

Sealcoating is a protective layer applied to asphalt pavements to shield them from damage caused by UV rays, water, and chemicals. This helps to extend the life of the pavement and reduce the need for costly repairs by filling in the cracks and divots in the existing pavement. This service also leaves your parking lot and/or driveway looking brand new with a nice matte black finish.

Asphalt Milling and Demolition

Asphalt milling involves the controlled removal of existing asphalt pavement, with the depth of removal ranging from the surface layer to the base course. We also offer concrete demolition services.

Asphalt Recycling

Asphalt millings are environmentally friendly because they are made from recycled paving materials, which reduces the environmental impact. There are many benefits of using asphalt millings! First, asphalt millings produce less dust and mud than other dirt or rock options, they are more durable and can withstand cold temperatures, snow, ice, and harsh weather conditions. They also harden over time, strengthening the surface. Did we mention that asphalt millings are a more affordable option to our customers?

Crack Sealing

Crack sealing is a common road maintenance technique that involves applying a hot sealant into or above cracks in asphalt concrete pavement to prevent water and other non-compressible materials from getting in. The sealant is rubberized and creates a flexible layer that allows the pavement to move while still offering some protection. Crack sealing can help to extend the life of pavement by three to five years. This term is also referred to as crack filling.
